1. What is the current availability of mortgages and land loans? If you are interested in buying a vacant Estate lot, horse farm acerage or a already construction home or farm -- a good first step is call a mortgage lender and become prequalified. Keep in mind, vacant land loan rates are typically slightly higher than home mortgage rates. If you are considering the purchase of a lot and have immediate plans to construct a home -- you may qualify for a better interest rate via a "bridge construction loan to mortgage" program. Please contact your preferred mortgage lender for more information.
2. What are the HOA dues and what is included? The Meadows HOA dues are $75 per month and are billed quarterly. The dues cover the costs of; maintaining the 10 acre COMMON PARK and the included amenity upgrades, road and community entrance maintenance, as well as the financial expenses of HOA operations such as insurances and taxes. 3. If I purchase a lot --- do I have to build a home right away? NO, there are no regulations that require a set time frame to build on your lot. Albeit, most lot owners do choose to build a.s.a.p. so they may take advantage of the Meadows Lifestyle right away.
4. Are there any building restrictions or minimums? YES. Single family homes must be a minimum of 2,000 square feet of heated/cooled space. Barn apartments & garage apartments are exempt and allowed to be only 900 square feet in size. As some lot owners have already done, you may choose to first build a barn with an attached apartment (hunt box) and wait to build a single family home - if at all. Remember there is no required time to build a single family home. Homes, barns, etc. must be custom built ("stick built") and are subject to approval by the HOA board.
